One system. Full service.

Maintenance is the centre of it. What each visit shows decides the work that follows — and every repaired or new system comes back into the plan.

MaintenanceThe annual visit: every component inspected, the effluent filter cleaned, sludge and scum measured, recommendations you can act on.

A new system on the plan

What it adds up to

Regular maintenance, pump-outs, HydroJet Service and timely repairs lead to the same place.

  1. Better system healthMeasured every year, pumped when the tank shows it and kept clear, the system works the way it was designed to.
  2. Fewer repairsProblems are caught at a visit, before they become costly repairs.
  3. Longer system lifeProper care helps a system reach the working life it was designed for.

Every repaired or newly installed system re-enters the maintenance plan: the next visit checks the work and measures again, so the trend from visit to visit shows how the system is doing.

What a visit checks

Five parts of the system, one visit. Pick a number, or let it walk through on its own. This is a basic system example — there are many more that require different checks, and we service them all!

LiquidScumSludgeWhat the visit handles
01 · Effluent filter

Cleaned at every visit

What we check: the filter at the tank outlet is pulled, rinsed and reset.
Why it matters: it is the one part that keeps solids out of the field, and it only works when it is clean.

Measured, not scheduled

The visit measures the sludge on the tank floor and the scum floating on top, and adds the two together. That total — and how it changes from one visit to the next — decides the pump-out, not the calendar. Drag the slider and watch the reading change.

ScumLiquidSludgeEach layer at 1/3 together
Warning from 35%Critical from 40%

The bar adds scum and sludge together: its 1/3 mark is the pump-out line, and from 1/4 the trend decides. The dashed lines show where each layer stands at that 1/3 in this picture — the split differs from tank to tank, and it is the total that counts.

22%
Under a quarterNo pump-out needed yetMeasured again at the next visit — the change between visits sets the rate.
A quarter to a thirdThe trend decidesIf the tank would pass one third before the next visit, a pump-out is recommended now; if not, it is measured again then.
A third to 35%Pump-out neededOne third is the line: at or past it, a pump-out is needed. Booked from the visit, not from the calendar.
35% to 40%WarningPotential system degradation: more solids can reach the filter, or the field in a tank without one. A pump-out is needed.
40% or moreCriticalSystem health is at risk: solids can clog the filter, or the field itself in a tank without one. A pump-out should not wait.

BC's Standard Practice Manual calls for a pump-out when sludge and scum together are more than one third of the tank's internal height — or sooner on other signs, such as scum at the top of a tee, solids carrying over to a second compartment, or a filter that clogs early. The manual draws that one line: the warning and critical levels past it are our own guide to how urgent a pump-out has become. Your system's own maintenance plan may set a different trigger.

One reading is not a timeline. How fast solids build up depends on how the system is used — how many people, how much water, what goes down the drain. The rate of buildup is only known by measuring at successive visits, so the plan measures at every visit: the trend between visits, not a single number, tells us when the next pump-out will be needed.

What the plan includes

  • Comprehensive maintenance

The whole system, every visit: the effluent filter cleaned, sludge and scum measured, the inlet and outlet tees checked, the pump and its floats and alarm tested where the system has them, and the field walked for wet ground or odour. You get a clear read on the system's overall condition, the recommendations that follow from it, and a plan for keeping it in top shape — tuned to your system and what we found.

  • Your system's record, on file

Every visit's measurements, findings and recommendations are kept on file with your system's type and plan, so the next visit measures against the last — and the record is yours on request: for a sale, a renovation, or a Regional District question.

  • Double warranty

Keep the system on annual maintenance and the warranty on the items we service doubles. Monthly payment options are available.
